Bob, the Adire Rava is highly recommended. It fits your criteria.

    Bob,

Hate to tell you this, but whether it is down firing or front firing, it will do little on how it is experienced by the lower level residence. Best thing to do is invote them over.

Yes, 'invoting' people has always worked for me! :-)

I do agree, weather you have residents above or below you a down or front firing sub will make no noticeable difference. I know more air is moving twards the floor but in reality the difference in sound is nominal. The lower sound waves fill your room making it a box of sound. The sound will filter through walls, celings and floors. Just get the best sounding Sub and see if you get complaints. If you do, return it.

Thanks guys for responses. I finally ended up with VTF-2 and it arrived today. It is solid built and amazingly tight and loud. With sub volume level just less than 9 oclock, I feel comfortable both in movie and music(I hope my neighbors feel the same way with me).
I finally completed my 5.1 system and with VTF-2, it is this kind of feeling like, this is it!

    Bob,

If you don't have one already, get a SPL meter and calibrate properly.
